Several real estate transactions this week in Buffalo

For the second time this week, a condo located in the historic Béthune Lofts sold.
And the recent string of sales in the iconic North Buffalo neighborhood serves as a snapshot of the continued strong interest from buyers landing in Buffalo.

In the latest transaction, James Conley paid $147,000 for a second-floor condo, according to documents filed May 30 with the Erie County Clerk’s Office. This transaction follows one that saw a condo located on the first floor of Lofts Bethune sell for $207,207 on May 29.
Nearly 70% of the 87 units at Lofts Béthune have been sold or are under sales contract in the coming weeks and months.

“Condominium sales at Bethune Lofts are ahead of our forecasts,” said Kyle Ciminelli, president of Ciminelli Real Estate Corp.

Ciminelli said interest and response to Bethune Lofts condos remains strong.
“We plan to maintain this pace over the coming months,” Ciminelli said.

Ciminelli Real Estate, through its subsidiary 2915 Main Street LLC, acquired the Bethune Lofts in 2011 and initially renovated the five-story structure into apartments. The developer received state approval to convert the apartments to condos in early 2023.
Built for Buffalo Meter Co., the building opened in 1917 and was designed by Louise Blanchard Bethune, the nation’s first registered female architect.

The University at Buffalo purchased the building in 1971 and housed departments such as its school of architecture and urban planning. She sold the building – located next to Bennett High School – to Ciminelli.

In other residential real estate transactions, all of which closed on May 30, according to documents from the Erie County Clerk’s Office:
• The county’s $18 million home sale saw local businessman Daniel Sutton pay $1.16 million for a four-bedroom, 4,200-square-foot home at 9743 Cobblestone Drive, in the upscale Spaulding Lake subdivision in Clarence.
“The house, built in 2016, was owned by David and Lisa Cowperthwait.
• Buffalove Holdings LLC, a real estate acquisition and development company founded by Bernice Radle – who last year was named executive director of Preservation Buffalo Niagara, sold a circa 1900 multi-family home at 345-347 Massachusetts Ave . on Buffalo’s West Side for $384,000. to Dillon Pershyn and Laura Lutcha.
