Johnson Development launches new community in Hockley north of Houston

Hockley, a small town northwest of Houston, is poised for new growth after a Houston developer secured a $41.8 million loan to begin construction on a 1-story master-planned community. 000 housing units.

Johnson Development purchased the 318-acre community land along Grand Parkway, south of FM 2920, in October, but recently entered into a loan agreement with First Continental to help finance the development. It is the largest loan to First Continental, a Houston-based private lender founded 30 years ago, and the company’s ninth collaboration with Johnson Development Services.

Johnson has not yet released the name of the project, but said it plans to deliver its first batches to builders by the third quarter of 2025. Builders so far include Drees Homes, Perry Homes and Westin Homes.

“This property offers a prime location in a high-growth submarket with best-in-class home builders. We are excited to begin construction and continue to meet the demand for high-quality community development in Houston,” Michael Cox, president of Johnson Development Services, said in a statement.

The community, zoned for the Waller Independent School District, will include 11 acres of recreational and amenity space. Home prices have not been finalized, but sales are expected to begin in 2026.

It’s Johnson’s latest project in Hockley, where home sales began this year in the company’s Jubilee community, a 1,622-acre development with 4,300 homes south of Highway 290 and a few miles from Grand Parkway.

Collectively, these four projects provide approximately 11,800 new housing units in Hockley, which has a population of approximately 21,400 people, according to the U.S. Census.

Residential developers are fueling much of the recent home sales activity in Hockley. Over the past 90 days, new home construction accounted for about 76% of single-family home sales in Hockley — or 200 of the 263 homes sold in the city, according to HAR.

The average home price in Hockley was $327,453 in May, according to HAR, compared to $443,970 in Houston.
