Why hasn’t anyone bought HGTV star Alison Victoria’s Cool Atlanta condo?

After two years of trying, the HGTV star Alison Victoria still wants to sell his apartment in Atlanta.

The masterminds behind “Windy City Rehab” originally listed the 1,873 square foot property for $949,999 in June 2022.

In her HGTV special, “Windy City Rehab: Alison’s Dream Home,” Victoria said the sale of her Georgia residence would help finance the renovation of her dream home in Chicago, which she is also trying to sell.

When the two-bedroom, two-bath unit in the Cabbagetown neighborhood didn’t sell in 2022, Victoria relisted it in February 2023 for $950,000. But once again, no buyer came forward.

Now she’s apparently hoping this third time will be successful: her claim now stands at $899,000. But in the meantime, fans are wondering: why isn’t this place selling out?

Condos are a popular, low-maintenance option for buyers. And with the modern design and high visibility of this house (it was on TV), you’d think it would generate a lot of interest.

But one of the biggest problems on the list was mentioned in “Windy City Rehab: Alison’s Dream Home.” In the special, Victoria speaks with a real estate agent about selling the property. He is told that the price is far too high for the neighborhood.

“Obviously, I walk in here and I’m like, ‘This looks like a million-dollar property,'” the agent told Victoria. “But real estate is all about location. Cabbagetown is one of my favorite neighborhoods, but that’s not what homes are selling for.

She adds that at Victoria’s target price, they would be looking for a “unicorn” buyer. For reference: the average home in this area costs $397 per square foot, and Victoria’s property is listed at $484 per square foot.

In the meantime, amber brown of White Label Realty in Waco, Texas, says there is another potential problem with this listing. While it may seem like an appearance on HGTV can sell a house, Brown has a different point of view. After years of working in “Fixer Upper” territory, she says not everyone wants to buy a renovated house on TV.

“There will always be challenges when purchasing a high-end home,” says Brown, who is not affiliated with Victoria’s Atlanta listing. “Fans of the show may be passing by, you’ll find plenty of items, like this one, about your property when you search online. These are all things that make people feel like they have less privacy than if they were buying a random property.

Victoria clearly spent a lot of time and energy designing the main living room and kitchen. Long white curtains and tall built-ins draw the eye in this living room, showcasing the high ceilings. A custom banquette between the shelves makes a perfect dining space, while the spacious living room offers plenty of seating space.

Meanwhile, the kitchen is sleek and modern, with gold cabinet tops, black bottoms, and a custom hood that Victoria helped make. During the renovation, the HGTV star moved the staircase, creating the illusion of a larger kitchen.

Upstairs there is a large loft that Victoria has transformed into a luxury master bedroom. Solid wood double doors make a big statement in this space.

“Taking old doors like that and putting them on a barn door track, it modernizes them,” she says in the Season 3 episode of “Windy City Rehab” in which she renovates the space.

The floors are not as old as these antique doors. In fact, it was vinyl flooring that Victoria chose. And they’re waterproof, which means she was able to wear the same look in the bathroom, too.

Between this condo and her dream home in Chicago, Victoria has over $4 million in real estate on the market. But if the price is too high, she may have to settle for a little less.
