Apartment stack pitched for vacant land on ATL’s growing Westside

A major apartment project is in the works that could continue major investment along a major east-west corridor on Atlanta’s Westside.

The Növu West multifamily project is being developed by developers Alexander Goshen and Cornerstone Strategic Partners for the vacant parcels at 2481 and 2489 Donald Lee Hollowell Parkway, where empty commercial buildings were demolished about six years ago.

The Center Hill site is about two miles from Westside Park, Atlanta’s largest green space, and a bit closer to the 90-acre property where Microsoft plans to eventually build a technology campus adjacent to Bankhead Station from MARTA.

According to the development team, the eight-story building will include 125 apartments for varying incomes. Amenities are described as luxury, with bocce ball, a grilling area, a swimming pool, a fitness center and “comfortable computer and community rooms” in the mix.

The Növu West site is approximately three and a half miles west of what is generally considered West Midtown. But the project’s promotional website contains multiple references to the neighborhood, calling it “a mecca for young professionals looking for an eclectic, vibrant neighborhood to live in (…with) shopping, (dining), concert, and more.”

According to documents filed with the city of Atlanta for land development permits in January, the properties in question collectively span 1.65 acres. The application is listed as pending with the city and no permit has been issued.

The parcels in question last sold for about $63,000 in 2019, according to Fulton County land records.

Other interesting proposals along Donald Lee Hollowell Parkway include a massive project from developer Star Metals District planning 1,600 residences along the BeltLine’s Westside Trail. Just west of there, an adaptive reuse venture is in the works to transform the former Grove Theater building into a mixed-use arts and activity center.

Elsewhere on the Westside, the Alexander Goshen Company was recently part of a team that renovated dilapidated apartments in Hunter Hills in a project called 12Hundred Studios. These micro-units rented from $1,012 per month, fully furnished, when they debuted in 2022.
