Major construction on the east side is moving full speed ahead with construction

A major mixed-use development is being built near one of Atlanta’s most renowned golf courses.

About two blocks south of the 4th hole at East Lake Golf Club, Atlanta developer Perennial Properties is transforming what has long been a large grassy lot into hundreds of residences and other uses, all around ‘a new public green space in unincorporated DeKalb County.

The three parcels in question, located along 2nd and Alexander avenues across from the Donald Trimble Mortuary, are collectively known as the Bag Factory Site. The land, which covers approximately 11.7 acres, had been empty for decades, according to the developers.

Jay McGinnity, vice president of Perennial, told Urbanize Atlanta that the project began in January and is on schedule so far. Design details are being finalized and new renderings will be available soon, McGinnity said.

Among other facets, plans for the 1845 2nd Ave. site. are planning a total of 328 units, 43 of which are rental townhouses. Barring any issues with plan approvals and other documents, McGinnity says the first units should be delivered in about a year, with the full project completed by late 2025 or early 2026.

Under plans submitted in 2022, a publicly accessible village green with a central clubhouse would form the heart of the community, spanning approximately 32,000 square feet; other facets would include approximately 5,000 square feet of retail space.

McGinnity noted that as part of the development, Perennial will construct an eight-foot-wide walking path on the north side of its property to connect 2nd Avenue to Fayetteville Road and the Publix supermarket in East Lake.

On the corner of Glenwood Avenue, next to the Publix entrance, Perennial also developed a project of four mixed-use buildings called Ella.

This business, also designed by the company Dynamik Design, includes 230 apartments and 10,000 square feet of retail, in addition to offices.
