Images: 2 projects to revitalize the Greenbriar Mall area have arrived

After two years of construction, two developments offering relatively affordable ITP rents have begun leasing efforts in southwest Atlanta, each aiming to attract both new residents and future business opportunities to the once-thriving commercial district from Greenbriar Mall.

Affordable housing developer Dominium has scheduled a July 9 groundbreaking for two completed residential projects on formerly underutilized sites adjacent to the Greenbriar Mall. Georgia state officials and Atlanta Mayor Andre Dickens are expected to speak at the event next month, according to Dominium representatives.

Collectively, the $135 million projects brought nearly 500 units of more accessible housing to previously parking-heavy sites along Greenbriar Parkway, adjacent to the struggling 1960s mall, like a lot– in recent years, after losing key tenants. The sites are located in the community of Greenbriar, off Interstate 285 and just west of East Point.

The Paramount is a multifamily complex featuring 240 apartments and an array of amenities, while Briar Park Senior Living brought 244 units for independent renters ages 55 and older. Both are described this week by project representatives as high quality.

Limitations on household income and student status apply to both new complexes; a single occupant, for example, cannot earn more than $45,180 per year. Both projects are eligible for the federal Low-Income Housing Tax Credit program.

When announcing the Paramount and Briar Park projects in 2020, Invest Atlanta officials said one- to three-bedroom rents for both projects would be capped at between 50 and 80 percent of the area median income.

What does that look like today, now that leasing has started?

At the Paramount, single-bedroom, one-bath units at 686 square feet start at $1,113.

Larger options – three bedrooms and two bathrooms in 1,228 square feet – start at $1,511 per month.

These rents provide access to Paramount amenities which include two outdoor playgrounds, a yoga studio, a dog park, a swimming pool with relaxation area and a fitness center, among other benefits.

Meanwhile, in Briar Park, rents are similar ($1,115 per month) for one-bedroom, one-bath rentals at 686 square feet. But smaller three-bedroom, two-bath options (at 1,008 square feet) also start at just over $1,500 per month.

Rental restrictions in Briar Park state that one member of the household must be at least 55 years old and all other tenants must be at least 40 years old. (Sorry, Hefner-type ATL players).

Apartments.com currently pegs the average monthly rent in Atlanta at $1,569, a 4.3% decrease since last June.

Developed in collaboration with the Beverly J. Searles Foundation, the projects marked the first for Dominium in the city of Atlanta and the second in Georgia overall. This was also Dominium’s first collaboration with Atlanta-based builder HJ Russell and Co.

Invest Atlanta officials said the infusion of new housing and increased population would serve as a catalyst for attracting future developments, retail and other services to the mall’s corridors and the broader Atlanta neighborhood. Greenbriar.

Greenbriar Mall, as designed by the firm of legendary Atlanta architect and developer John Portman, debuted in 1965 as a pioneering enclosed shopping center with air conditioning and a food court, both rare features at the time.
